If the floor is fully committed, go vertical. A two-story prefab office keeps clerks at dock level and puts managers upstairs with a view of the floor. A load-rated roof on a single-story unit can also hold storage.
The 32 to 40 ft buildings at TGS Cedar Port and along the Northwest-Cypress corridor have room to spare. In an 18 to 28 ft building inside Beltway 8 or in Stafford, we check joists and light fixtures first. For open storage overhead rather than rooms, look at a mezzanine.
Relocatable at the End of Your Lease
Houston tenants move as they grow, often from older close-in parks out to the Grand Parkway or the Katy corridor. A framed office belongs to the landlord when you leave. A panel office can be unbolted and rebuilt in the new building.
